Custom Home Design from the Ground Up

Building a new home starts with a plan that works for your lot, your budget, and the way you actually live. Beckwith Development & Design creates residential construction plans that account for site conditions, local building codes, and the specific requirements of Waukesha County and surrounding municipalities.

Every plan set includes detailed floor plans, exterior elevations, cross sections, and construction details. We draw in AutoCAD, which means your builder gets clean, dimensioned plans that are easy to read and build from. Nothing is left to guesswork.

We work directly with homeowners who know what they want but need a professional to put it on paper. Whether you are starting with a rough sketch on a napkin or a full set of inspiration photos, we will turn your ideas into a buildable plan.

Our plans are designed to pass the building permit review on the first submission. After working with local building departments for over 30 years, we know what inspectors expect and we build that level of detail into every drawing.

Our Residential Design Process

From first conversation to construction support, here is how a typical new home project moves through our office.

1

Initial Consultation

We meet to discuss your goals, lot conditions, budget range, and timeline. If you have a survey, bring it along. We will assess the scope and give you a clear idea of cost and schedule.

2

Concept Design

We produce preliminary floor plans and elevations based on your input. This phase is where the big decisions happen: room layouts, roof lines, overall footprint. We refine until you are satisfied.

3

Construction Documents

Once the concept is approved, we develop the full plan set: dimensioned floor plans, elevations, sections, wall details, and window/door schedules. These are permit-ready and builder-ready.

4

Builder Support

During construction, we stay available to answer questions, address field conditions, and make adjustments as needed. Good plans reduce surprises, but we are here when they come up.

Residential Design FAQ

A typical plan set includes a site plan, foundation plan, floor plans for each level, exterior elevations (all four sides), building cross sections, wall sections, and construction details. We also include window and door schedules, and any notes required by the local building department.
A survey is helpful but not required to start. We can begin concept work while you get the survey completed. However, a survey will be needed before we finalize the site plan and submit for permit. It shows setbacks, easements, and topography that affect where the home sits on the lot.
Yes. Many lots in the Lake Country area have rolling terrain, high water tables, or wetland setback requirements. We design around these conditions regularly. A walkout basement, for example, is a common solution for sloped lots that adds living space without increasing the footprint.
During the concept phase, we typically go through two to three rounds of revisions to get the layout right. Once we move into construction documents, minor adjustments are expected and included. If the scope changes significantly after plans are underway, we will discuss any additional cost before moving forward.
Absolutely. Getting the builder involved early is one of the best things you can do for a project. We are happy to share preliminary plans with your builder for feedback before finalizing construction documents. If you do not have a builder yet, we can suggest contractors who do good work in the area.
